Yes, there is an installation space for a U-shaped elevator, making it easy to install one.

– Can I own a property if I am a beneficiary of the Social Security program?
Social Security beneficiaries cannot own property through this program because financing is provided through the bank.

– Is the water service connected?
Yes, the water service is connected. We have connected the water from two main lines; if there is a shortage in the first line, the second one covers it.

– Is there a model I can see?
Yes, there are two furnished Villa models you can visit for a tour to choose the one that suits you.

– Is it sold with the furniture, or is the furniture just for display?
The furniture is for display purposes to give you a vision of your home and how furniture can be arranged.

– What if the walls leak water after two years?
There is a 10-year insurance policy for hidden defects; if a leak occurs—God forbid—you will be compensated.

– Are there services and schools?
It is a model neighborhood with services, schools, mosques, and green spaces.

– I want to pay in monthly installments of 10,000; is that possible?
– You can purchase it with installments starting from 5,500.

– Is it just marketing, or does it exist in reality?

– What is the tank capacity?
And does the gypsum come the same as the display Villa, or is it just for the display?
The tank capacity is 10 tons. The Saudi Building Code requires a 4-day water supply, but ours covers a full week. The gypsum in the Villas is fire and heat-resistant and varies according to the kitchen and room layout.
The foundations are designed to support up to 3 floors.

– How far is it from the Haram?
Even with traffic, you can reach it in 22 minutes.

– Can a resident (Expat) purchase it in their name?
A decision regarding ownership was issued but has not been implemented yet; currently, residents cannot purchase in their name.

– I am not a subsidized beneficiary; can I purchase it?
Yes, both subsidized and non-subsidized buyers can purchase.

– Does it have sound and thermal insulation?
Definitely, and we hold a patent for the project to guarantee the insulation.

Can I bring an engineer to inspect it?
One of the conditions for the Wafi license is that the project must have an engineering consultancy firm; there are three entities overseeing the construction. You are more than welcome to visit the project with an engineer you trust.

– Is the Villa ready, or will I have to wait? How long is the waiting period?
It is ready.

– What is the price?
Prices after the Sakani subsidy start from 1,100,000 (a Villa for the price of an apartment).

Land Plots

Can I buy a Land Plot from the bank?
Yes, you can, as the deeds are ready and the title transfer is immediate.

Is the master plan serviced with water, electricity, and sewage?
Yes, you can verify our projects regarding sewage connection, which has been connected to the main line at the company’s expense. Regarding water, we have established two supply lines to ensure continuous service at the company’s expense (a community initiative) to ensure it is a model master plan. Electricity transformers are in place, and you can verify this on-site.

What does “model” mean?
It means water, electricity, and sewage are available and functional. We differ from other master plans by providing fully connected utilities, not just rough piping that is not yet linked to the main lines.

What is the nature of the ground? Is it filled?
No, it is not filled. The ground is level with no deep dips or high peaks. You can utilize the excavation from your own plot and use the screened soil for your personal construction.

What distinguishes this master plan?
The larger part of the master plan is located on higher ground compared to the surrounding areas.

Is there a watercourse (Wadi) in the middle of the master plan?
No, there is no watercourse passing through the middle; the watercourse is adjacent to the site, and the master plan is elevated above it.
